An Authentic 1963 Eichler with Mountain Views in Historic Balboa Highlands A rare opportunity to own a beautifully preserved Joseph Eichler home in Granada Hills’ historic Balboa Highlands neighborhood. Designed by architect Claude Oakland, with contributions from A. Quincy Jones and Frederick Emmons, this 1963 mid-century modern residence combines timeless California architecture, original character, and thoughtful modern improvements on an expansive 12,846-square-foot lot with mountain and hillside views. Offering 2,061 square feet of single-story living with five bedrooms and two bathrooms, the home showcases the defining elements of Eichler design: post-and-beam construction, floor-to-ceiling glass, clerestory windows, exposed beams, original mahogany paneling, and a signature open-air atrium with a reflecting water feature. Walls of glass connect the living spaces to the outdoors, filling the interiors with natural light and opening to a spacious, private backyard. Polished concrete floors and a wood-burning fireplace complement the home’s architectural character. Owned by just two families since its construction, the property has been carefully maintained with an emphasis on preservation rather than reinvention. Significant improvements include a 12.4 kW owned solar system, two-zone Trane heat-pump heating and cooling, an upgraded 200-amp electrical panel, and plumbing infrastructure improvements, all thoughtfully integrated while respecting the original design. Located within the historic Balboa Highlands Eichler community, near highly rated Van Gogh Charter Elementary and Robert Frost Middle School, this home offers an opportunity to experience authentic mid-century architecture alongside the practical improvements of modern living.
